An Analysis of Client’s Needs

On the basis of your needs, we define the basic parameters of the future project.

Proper recognition and naming of client needs is the most important precondition for a successful process of building new premises for any business. At the beginning of the cooperation, we always carefully analyse the process-related, spatial and economic requirements of each client and together we determine their priorities.

Land Search and Technical Due-Diligence

Search and verification of suitable land plot
We search for suitable locations and provide advice on securing the land.

We check the condition of the plot in terms of master planning and the state of the infrastructure and minimize the risks and uncertainties associated with the purchase of the plot.

The Concept

We define the basic spatial and functional parameters of the project with respect to the parameters of the chosen plot. We prepare a master schedule as well as hard construction cost estimate and related investments.

We design the effective use of the defined area, an incoming infrastructure, a suitable construction system and its internal layout. It is a creative process where many options are always considered. The quality of the concept largely determines building utilisation and total investment costs. When creating a quality smart-design concept, we apply our extensive experience in the real-estate development and construction.

Design and Permits

On the basis of your needs, we define the basic parameters of the future project.

We prepare design documentation and all necessary documents for both planning and building permit and for tendering of the general contractor. We liaise with the relevant statutory authorities, local municipalities and utility network operators. We obtain the necessary permits and statements and ensure the issuance of all permits.

Tender & Value Engineering

At each stage, we consider the ratio of invested funds to the obtained value.

We prepare tender documentation and organize a tender for the contractor of the construction, either in the form of a general supply or coordinated subcontracting. On behalf of the client, we negotiate the most advantageous conditions in terms of price and quality of the work, length of construction and guarantees. We consider various technical and functional solutions and assist our client in choosing the most optimal option.

Construction Management

A team of experienced experts consistently supervise the construction process.

We coordinate the activities of either general contractor or trade subcontractors and ensure that work on the project is properly planned in terms of deadlines and financial resources. We provide organization of construction activities, quality control, technical supervision of construction and cost control. We process reports on the progress of the project and provide preparation for testing & commissioning. Throughout the construction period, we support our clients in solving additional requirements and user changes that accompany each project.
